Condo Association Law in Orlando is regulated by Chapter 718 of the Florida Statutes. Typically, the real estate developer for a condominium complex will create a Condo Association for the purpose of developing, managing and selling parcels within a Community. Most developers will have a predetermined number of parcels to sell before the non-homeowner Condo Association is transferred to the Community. At that time, the HOA assumes legal and financial responsibility for common expenses and assessments, as well as, the enforcement of the Association's covenants, conditions and restrictions.
